Consider for recommendation to the Board of Commissioners a Preliminary Subdivision Plan prepared by RKW Engineering Services, Inc. dated January 26, 2017, last revised May 9, 2017 showing the subdivision of an 18,206 sq. ft. lot into two new lots of 9,326 sq. ft. and 9,024 sq. ft. and the construction of two single family detached dwellings accessed by a common driveway. The plan includes the following requested relief that has been recommended by the Planning Commission: 

  •  Subdivision & Land Development Code Section 135-35A.3, Irregular Lots, to create lot lines that are not at right angles or radial to the right of way.

3.WAIVER OF LAND DEVELOPMENT PLAN - 762 W. Lancaster Avenue, AQUA, Bryn Mawr, W-17-001, Ward 10

Consider for recommendation to the Board of Commissioners a Waiver of Land Development Plan

prepared by Current Solutions P.C., dated May 2017 showing the construction of a 225-sq. ft. utility building and a twelve-foot (12’) high sound attenuating wall to screen the proposed utility building. The plan also shows installation of three transformers to be located behind the proposed screening wall and a 15-foot-wide buffer surrounding the proposed improvements. The plan includes the following requested relief that has been recommended by the Planning Commission: 

 

  • Subdivision & Land Development Code Section 135-7A, to not provide a Tentative Sketch Plan.

Consider for recommendation to the Board of Commissioners a Preliminary Open Space Subdivision Plan prepared by Commonwealth Engineers, Inc. dated June 17, 2016, last revised May 18, 2017 showing the subdivision of a 5.4-acre lot into two new lots and the construction of two single family detached dwellings accessed from a common driveway extending from Old Gulph Road. The plan also contains a 3.8-acre preservation area. The plan includes the following requested relief that has been recommended by the Planning Commission:

11.PROPOSED ORDINANCE - FENCES IN THE FLOODPLAIN

Consider for recommendation to the Board of Commissioners authorizing the Township Secretary to advertise notice of intent to hold a public hearing and adopt an ordinance amendment on July 19, 2017 to amend the Code of the Township of Lower Merion, Chapter 155, entitled Zoning, to amend Article XXV, General Regulations, §155 -130, Regulations of Fences and Walls by adding a new Section §155-130 E, and to amend Article XXVII, Floodplain District, §155 -154.1 by amending §155 -154.1 F to preserve the scenic corridor along the Schuylkill River, and to amend Article XXVII, Floodplain District, §155 -157, Permitted Uses by amending §155-157 G and adding a new Section §155-157 M to allow accessory fencing for residential properties in the floodway fringe.

12.PROPOSED ORDINANCE - R6A/C-2 REGULATIONS

Consider for recommendation to the Board of Commissioners authorizing the Township Secretary to advertise notice of intent to hold a public hearing and adopt an ordinance on July 19, 2017 to amend the Code of the Township of Lower Merion, Chapter 155, entitled Zoning, to permit motor vehicle parking lots in R 6A Zoning Districts if accessory to an existing commercial use operating in the C-2 Commercial District; To permit two family dwellings in R 6A Residence Districts if partially dedicated to affordable housing, subject to other limitations; and to add a new Section §155-52.1 to provide development requirements for motor vehicle parking lots In R 6A Zoning Districts.
