ITEM: CONDITIONAL USE APPLICATION - 15 Kings Grant Drive, Bala Cynwyd, CU# 3796
Consider for recommendation to the Board of Commissioners approval of a conditional use application to use architectural concepts and designs which differ from those set forth in Code Section 155-217.F for the renovation of the existing building including:
1. To not provide vertical articulation of the façade at a minimum depth of two (2) feet, spaced fifty (50) feet apart as required by Zoning Code Section 155-217.F(5)(b)(1)(a);
2. To not provide horizontal articulation of the façade as required by Zoning Code Section 155-217.F(5)(b)(1)(b);
3. To not provide further visual emphasis to the building corners at the intersections of public streets as required by Zoning Code Section 155-217.F(5)(b)(5);
4. To retain the existing buildings’ ground floor front façade door and window area of 33% where 65% is required by Zoning Code Section 155-217.F(5)(b)(2);
5. To not articulate ground floor walls with less than 25% clear windows by two or more of the following as required by Zoning Code Section 155-217.F(3):
a. Articulation of façade plane, and/or changes in materials;
b. If the building is occupied by a commercial use, recessed or projecting display window cases;
c. For above ground parking structures, by landscaping; and
6. Any other relief determined necessary.
