ITEM:  CERTIFICATE OF APPROPRIATENESS - 29-33 East Lancaster Avenue, Ardmore, Ardmore Commercial Historic District, Former Fellini’s Café; future Bam Bam Seoul Korean Restaurant

Consider for recommendation to the Board of Commissioners a request to amend previously approved HARB applications for the buildings located at 29-33 East Lancaster Avenue which are existing contiguous storefronts. The entry door to 29 E. Lancaster Avenue has been moved to the same plane as the front elevation and will not be recessed as initially planned. Several minor updates and alterations to the rear elevations are also proposed including maintaining an existing egress door.

ADDITIONAL INFORMATION:

The prior applications involved renovating the storefronts, including replacing windows on the front elevations and restoring other architectural elements. The rear detached garages were to be removed except for rear walls. The applicant now seeks to amend this approval by moving the entry door of 29 E. Lancaster Avenue, which had previously been recessed but which will now be on the same plane as the front elevation.

 

A prior application involved changes to the rear of the property, including renovating the rear facades of the storefronts and partially demolishing the rear garages to create an open-roofed outdoor space. A new overhang was proposed to be installed at the rear of the existing building, supported by steel and brick piers, and a similar overhang in place of the two current garage spaces. The applicant now returns with updates and alterations to the rear building plans, and the retention of an existing egress door that had been removed in the prior application.

 

On Tuesday, February 7, 2017 HARB recommended approval as submitted.
